Knowing that a significant investment of time and resources will be required to complete a project can make it feel like an intimidating undertaking. However, experience tells us that the biggest hurdle to starting or moving forward on a project is more often the anxiety around what we do not yet know and the significant complexity caused by the involvement of many parties.

IDEAL Design & Build is now the only entity accountable to the project owner for any defects or flaws in the project. This is as compared to the traditional method where there are many parties involved thereby significantly complicated.

1. Pre Design - Consultation

Client Profile

The main goal during this phase is to learn everything possible about our clients’ personality, lifestyle, and space requirements

Site Analysis

Observing and documenting the existing conditions at the project site. This usually entails a survey of the land to determine the property line boundary. We also do background research to better understand how the site relates to the surrounding area, climate and the regulations that affect the project.

2. Architecture Design Agreement

Architecture Design Agreement

At this phase you will be asked to sign an Architecture Design agreement.

The price can vary greatly depending on the complexity of the project, the land morphology and the level of detail that the project/client requires

The Architecture Design Fee includes all services up to the completion of the Construction documentation phase

  • Notes
    • The fee includes all architecture and interior design drawings
    • The fee includes structural and electromechanical studies
    • The fee does not include any payments to governing bodies or utilities, permits etc.
    • The fee does not include any specialised studies /tests, geotechnical land surveys or laboratory tests.

3. Conceptual Design

Exploring Design Concepts

In this phase, we begin the process of translating the information into an efficient building design. This is when we start exploring design concepts; it is the time for testing options and getting a general idea of the look and feel.

Preliminary Floor Plans

The floor plans and shape of the project will begin to take form.The conceptual Design phase includes presentations of ideas to our clients using images of other projects, hand sketches, and models to help visualize the size, shape, and relationship of spaces to each other. Refine the ideas according to our clients feedback until we reach an agreed upon design direction to develop further in the following phases.

4. Design Development

Architectural Drawings

The first priority of this phase is to define and develop all the important aspects of the project and produce a set of drawings and outline specification in order to create the ability to quantify a preliminary cost estimation.

  • During Design Development, we advance the design significantly based on the floor plan and exterior concept approved in the previous phase.

    The building exterior will be more fully designed, the interior layout completed, dimensions of all spaces finalized, and most materials selected.

    The deliverable will be a more detailed set of drawings that communicates the overall layout and volume of the building or space, all significant equipment, and the type of material or finishes for every surface of the project.

Structural & Electromechanical Consultation

A structural engineer will be added to the team, and consultants for HVAC, plumbing, and electrical systems may be needed depending on the complexity of the project

Preliminary Cost Estimation

At this stage we mindfully organize and document all foreseen construction works and supplies through certified architects, Interior Desigers and Technical Engineers of our company.

  • And then run a tendering procedure through independent and seperate sub-contractors and suppliers for each and every scope of works, and produce a SUMMARY ANALYSIS with breakdown prices for each element of the works.The whole preliminary cost estimation is quantified and calculated with a margin of error ( + 5%)

Adjustments

If adjustments are necessary to bring the project scope in line with the construction budget,it is most efficient to do this sooner than later.

Town Planning Application

(preparation of all nessesary documents, to submit for town planning approval)

5. Construction Documentation

Communicating the Design Drawings

In this phase we develop the Design Drawings into a thorough and precise set of Construction Documents.

  • These drawings and specifications have all of the details, dimensions, and notes necessary to communicate the entire design intent to the builders ,sub-contractors and suppliers.

    We specify all of the materials, finishes, fixtures, equipment, and appliances to be installed, and coordinate our drawings with the structural and electromechanical drawings.

    It is our job to make recommendations and educate you about the options, but ultimately you will be the one occupying and maintaining yourhome therefore, you have the final say

Structural & Electromechanical Drawings

The structural, mechanical and electrical engineers have all the neseccary specifications and are in the position to complete their studies and deliver precise set of drawings of the structural, HVAC, plumbing, and electrical systems of the building.

Building Permit

During this phase we add to the Construction Documents any additional information required to get a building permit.

  • This is the information needed to show the project complies with the applicable land use and any other regulations required by the responsible authority issuing the permit.

    We submit these drawings along with the various forms required for the permit application to the local plans reviewer, monitor the progress during the review period, and give additional information or clarifications as requested.

    The length and cost of this phase can vary greatly depending on the jurisdiction, complexity of the project, or community design review processes.

6. Design and Build Contract Agreement

With building Permit underway we are now ready to sign the construction agreement and move to the next step of preparing to begin works on site.

The Design and Build contract will include summary analysis with a breakdown prices for each element of the works.

The main purpose is to enable both sides Id&b and the client to navigate and monitor through ongoing value changes or variations for each element of works and ensure that the overall Project Cost will remain in the preferable budget.

7. Construction Works and Administration

While most of the architectural design work is done before any building begins, our consistent presence during the construction phase is equally important, and this is one of the Greatest Benefits on having your Designer as the Contractor.

During Construction works we visit the construction site on a daily basis, answer questions from the Subcontractors and proactively address potential issues and therefore, to ensure the finishes meet our expectations.

Inevitably, some decisions must be made or modified on site, and our involvement and ability to work directly with our Subcontractors to solve problems is essential for producing high quality execution and avoiding costly delays.

At our site visits we take photos and write reports to document the progress, We confirm the materials and workmanship are of the quality we agreed to, and verify that our Subcontractors & Suppliers billings reflect the quality and quantiy of works expected. Overall we run a daily documented procedure to ensure all works are completed to our satisfaction.
